Helping People find a WAY OUT of a Distressed Property Situation
In these troubled times many people are faced with a financial situation that no longer allows them to afford their home. Since they do not know what to do or where to turn for help, they end up losing the home to foreclosure which not only effects their living situation, but also their long term credit and financial situation.
Today's market consists of between 7-10% of distressed home owners. This translates into a domino effect on market prices and real estate values. Anywhere from 50-80% of a given market's closed sales can be a distressed property (short sales and foreclosures). By definition, a short sale is a situation where the home owner owes more money on the home than it's current market value and can no longer stay current with their mortgage payments. A foreclosure property is one that has already been re-possessed by the primary lien holder (in most cases being the mortgage lender).
Since this is such a crisis in today's market, I've made the committment to help those people in this situation. I have recently earned a Certified Distressed Property Expert (CDPE) designation meaning that I've completed extensive training in foreclosure avoidance and short sales. There is a HUGE difference in selling your home as a short sale and losing your home to foreclosure. There are also other options that may allow a distressed home owner STAY in the home. If you or someone you know is in this situation don't hesitate to contact me to schedule a meeting to go through your particular situation and options.

Attention First Time Home Buyer's!
What role do you play in turning this nation's economy around?
The simple answer is a "BIG one". With the current economic situation bringing doubt and creating fear in American's across the board, you can help turn things around by personally stimulating the economy!
Your home purchase will not only provide you with a sound long-term investment, it will also start a chain of events that will help countless others. From the title company and inspector that you will use to ensure that you are making a wise purchase, to the painter and movers that help you get settled in, you will be generating buisiness for others and putting money back into the economy. Because the government knows this, they are now offering an incredible incentive to help you fulfill the American Dream of owning your own home. This isn't to mention that it's now a buyer's market with historically low interest rates and a favorable inventory of homes to choose from.
In short, all first time buyers who purchase in the calendar year of 2009 will receive a tax credit of $8,000. This is even better than the previous program which offered a $7,500 tax credit which eventually had to be paid back.
Don't miss the boat on this one! There may not be another opportunity like this for a long time. If you would like more information on what the market has to offer you, please feel free to contact me.
Helping Other's in Tough Times
This will be my first official post on my RE/MAX of NJ website and I'm very excited to have the opportunity to share a little bit of my life and thoughts with you all. As you all know, times are not the greatest in our country right now. However, if we can look past our current situation, it's still quite easy to see how blessed we are to be living here in America and to have all our necessities taken care of. With that in mind, there are others in greater need out there, even in our own neighborhoods.
During the months of November and December, we at RE/MAX Champions are volunteering to raise money and collect non-perishable food for "The Kitchen at St. Marks" and "St. Vincent de Paul Food Pantry".This soup kitchen and food pantry, providing hunger assistance for residents of the Bayshore Area, are in desperate need of food and funding. If you are interested in participating in this effort, please contact me ASAP via e-mail or phone and I will be sure to provide you with the details!
Remember that the Holiday's are a time for reflection and celebration. Without a doubt, we all have a lot to reflect upon from this past year. And, although it's tough to celebrate with so many worries on our minds, let's be thankful for all that we have and look to help others through these tough times. I hope that you can look forward to a brighter future and that you and your family will be at peace this Holiday season. Thanks for reading and God Bless!
